Every Home Needs Flood Insurance

Flooding is a very common—and often devastating—natural disaster in the United States. Yet millions of homeowners remain unprotected, believing they don’t need flood insurance or that it’s already included in their policies. Unfortunately, many learn the truth only after the damage is done.

Here are some of the most common misconceptions people have about flood insurance:

I don’t live in a flood zone, so I don’t need it.
One-fourth of all flood claims come from homes located outside high-risk flood zones, according to the National Association of Insurance Commissioners (NAIC). Heavy rain, snowmelt, or overburdened storm drains can cause flooding anywhere.

My homeowners’ policy will cover it.
It won’t. Traditional homeowners’ and renters policies exclude losses caused by flooding—meaning damage from rising water, storm surge, or surface runoff is not covered. Without a separate flood policy, the cost to repair and replace belongs entirely to the homeowner. And it doesn’t take much water to cause damage. One inch of water can result in tens of thousands of dollars in repairs.

Disaster assistance will take care of me.
Federal disaster aid is not guaranteed and, when available, is usually provided as a loan that must be repaid. Flood insurance offers the certainty of coverage and doesn’t depend on a disaster declaration.

I can wait to buy it when I know a storm is coming.
Most flood policies have a 30-day waiting period before coverage begins. That’s why it’s essential to buy protection long before the rainy season or hurricane threats appear on the radar.

My home flooded once—I can’t get insurance.
In most cases, you can. As long as your community participates in the National Flood Insurance Program (NFIP), you can usually purchase or renew a policy, even after previous flood losses.

Flood insurance covers more than just your home. In addition to your actual home structure, it also provides coverage for wiring, plumbing, built-in appliances, and damaged personal belongings, including furniture, clothing, and electronics.

Flood insurance can feel complicated—but your independent insurance agent can simplify the process and make sure you’re covered properly. Here’s how to start:

    • Check your risk.
      Your agent can help you look up your home’s FEMA flood zone, review community participation in NFIP, and determine your true level of exposure.
  • Explore your options.
    You can buy coverage through the federal NFIP or from private insurers. Your agent can explain the differences in limits, exclusions, and pricing so you can choose what fits your needs and budget.
  • Ask about timing.
    Because of the 30-day waiting period, plan ahead. Don’t wait until a major storm is in the forecast to apply for coverage.
  • Understand your coverage details.
    Review limits, deductibles, and what’s covered (especially contents in basements or lower levels). Your agent can walk you through policy terms before you buy.
  • Update as your risk changes.
    Flood zones and property values shift over time. Review your coverage regularly to make sure it still matches your home’s replacement cost and risk profile.

The Bottom Line:  Floods happen everywhere. Adding flood insurance gives homeowners peace of mind that, no matter where they live, they have a plan for recovery if water rises.
